Voting rights and capital

Schroder Real Estate Investment Trust Limited (the "Company") announces that
as at 31 July 2022 its issued share capital consists of 565,664,749 ordinary
shares, the total number of shares in treasury is 74,648,358 and the total
number of voting rights in the Company is 491,016,391.

The above figure of 491,016,391 may be used by shareholders as the denominator
for the calculations by which they will determine if they are required to
notify their interest in, or a change to their interest in, the Company under
the Financial Conduct Authority's Disclosure Guidance and Transparency Rules.
